STRAIGHTFORWARD PROBATE LISTING FEES

Georgia Probate Realtor Fees and Included Services

Most Georgia probate realtor fees fall within a total real estate commission range of 5% to 6% of the sale price. The exact fee is agreed to in writing and reflects the property, the estate’s needs and the services included in the listing plan.

Property and Transaction Costs That Are Separate

The commission covers the real estate services above. However, it does not make unrelated property or closing expenses free.

Possible Property Expenses

Repairs, cleaning and cleanout
Lawn care and ongoing maintenance
Utilities, insurance, taxes and HOA charges
Staging, specialty inspections or surveys

Possible Transaction Expenses

Attorney, probate or court expenses
Closing, title and recording charges
Liens, mortgage payoff and prorated taxes
Seller-approved concessions or other contract costs
Pay-at-close option: When available and approved, certain repair or maintenance costs may be paid from sale proceeds at closing instead of being funded upfront by heirs. These are still property expenses—not free services—and eligibility, authorization and repayment terms must be documented before work begins.
